A 5 minute drive or 40 minute leisurely walk into town, the Port or Airport.

#2 large bedroom with double bed, large en suite bathroom, and an additional
double sofa bed.
#3 this room comprises of 2 single beds but could be changed into one double
if required.
The bathroom is located opposite this room with shower, W.C etc.
#4 double bedroom with large en suite bathroom.

Utility room with hot and cold water, sink, Whirlpool automatic washing
machine and storage cupboards.

GROUND FLOOR.
Kitchen :- is large modern and minimalist, fitted with the latest design compact
12mm thin worktops and gloss white cupboards.
Appliances include 2 Whirlpool refrigerator’s, a whirlpool freezer, whirlpool
dishwasher, AEG microwave, Beko ceramic hob and oven.
Dining Area :- adjacent to the kitchen is the large dining table which can
accommodate 12 people.
Living area :- is open plan there are 2 large modern sofas and relaxing chairs
in the living room area, to relax and look out across the bay towards Skiathos
town.
There is a large 49 inch Smart T.V. and log burning fire for winter time.

Bedroom #5 is another suite which comprises King size bed, large en suite
bathroom, and an additional double sofa bed or office space.
Bedroom #6 is a double, with en suite, shower, wardrobes etc.

OUTSIDE.
The Villa is accessed from the Port or Airport by using the Pounta road.

Security gates, with T.V access and key pad entry lead onto the large drive
way, and large parking area alongside the Gate House.
There is also additional parking for guest to use (parking for 3 cars) close to the
Villa.
Outside dining area :- fitted with a Pergola for shade features, a large dining
table seating 12 people, outside kitchen with sink and water supply,
refrigerator, ceramic hob and oven. Gas Barbeque Grill.

Outside Lounge :- again fitted with a Pergola giving shade and soft relaxing
corner groups with tables enabling you to enjoy the view with a nice relaxing
drink.
A Large Swimming Pool measuring 11 metres by 7 metres with an infinity edge is the main attraction, the depth is 1.2 metres to 2 metres at the deepest part.
Surrounding the Swimming Pool is a large area for sun beds, 2 showers, and W.C.
The 6 person heated Jaccuzi measuring 2.5 metres by 2.3 metres is situated next to the swimming pool.
Overlooking the Swimming pool and next to the outside lounge is the Pool Bar,
featuring, sink hot and cold water supply, fridge/freezer, microwave, and a large selection of high quality thermo plastic drinking glasses to be used for safety around the outside areas.

Terraced gardens surround the villa.

Technical. :- Mains electricity is 220 volts AC, European sockets are fitted throughout.
In the bedrooms there are additional U.K style 3 pin plug sockets and USB
charging sockets.
Wifi is provided throughout the complex split into 4 different zones for the best
coverage.

The mains water supply is fitted with a softening system which reduces the amount of soap
and detergents required.
Roof mounted solar panels provide free hot water.

The Boat House / Honeymoon Suite :-
Is situated on the lower garden terrace adjacent to the Aegean Sea and the private Jetty.

This is a self contained unit, featuring a 4 poster double bed, vaulted beamed ceiling, en suite bathroom with shower etc.

The Gate House.
Situated at the top of the plot close to the main entrance gates, is the Gate House.
This is a detached self contained Managers studio apartment.
